How much do you charge for your management services?We quote a price on a per-property basis. Our management fee is VERY affordable, flat-fee. This fee only applies while the property is rented (we don't get paid while it is vacant). Our pricing is very transparent and affordable. There are no owner onboarding fees, administrative fees, hidden fees, maintenance upcharges, etc. No surprises here - just great, affordable property management services!

How long will it take to rent my property?Our Company record is less than 24 hours! That's right! In less than 24 hours from listing, we found and fully screened/qualified a tenant, received a deposit, and signed a lease! With a rental that is priced right, your property should be rented within 14 days. However, every property is unique. How are evictions handled?This is one of the most commonly asked questions. Want to know the best way to handle an eviction? Avoid it in the first place! That is why we place such a HUGE emphasis on our tenant-screening process. We believe that by conducting a thorough tenant screening, to include a credit, background, and reference check, as well as an income verification, we can can avoid problems down the road. We NEVER cut corners when screening tenants and we have an industry-leading record of quality tenant placement. Ultimately, we will enforce the terms of the lease agreement, which outlines the process for delinquencies. We will keep open lines of communications with our clients and the tenants and coordinate with legal experts to facilitate an eviction if necessary. However, and we cannot emphasize this enough, the best way to avoid an eviction is by placing a quality tenant in the first place. Eviction is a last resort and is extremely unlikely. We will always issue the appropriate notice and warnings first. We will do our best to resolve issues, especially with tenants who may be facing temporary financial difficulties, before turning to an eviction. How many properties do you manage?We take a decentralized approach to property management. Instead of giving hundreds, or thousands, of properties to a single person or team to manage, we have Dedicated Property Managers. Your Dedicated Property Manager is YOUR one point of contact and is personally responsible for the management of your property. The number of properties managed varies. This approach enables us to offer more efficient, more affordable, and more customer-centric property management. Never again will you feel like you are just another number. Never again will you call in and get passed from department to department. Never again will you be left wondering what is going on with your property. We are hands-on. We are relationship-based. We communicate with our clients.

What is your tenant-screening process?We ALWAYS conduct a full credit, background and reference check, as well as verify income.

Do you allow pets?Our owner clients may choose to allow pets or not.

Do you have breed restrictions?If you choose to allow pets, you can set your own breed restrictions. However, we recommend you contact your insurance provider to see if they have restrictions.

How do you handle work orders?Each tenant will gain access to an online portal. Within this portal, your tenant will have access to request repairs and maintenance. Upon receiving the maintenance request, our team will coordinate with our vendors to resolve the issue and keep you in the loop along the way.

Do I need a financial reserve for repairs?We require a reserve for repairs. This is held back from the first month's rent (so need to pay us anything). We use this for minor work orders. If it is used, it will be reimbursed the next time we collect rent. If it it not used, this money gets distributed back to you at the end of the lease.

How often do you check on the property?We will physically walk through the property up to 4 times per year (anything more than that and you will likely disturb the tenant).

Do I have to be moved out of my home before you list it for rent?No, we can begin marketing your home before you are even moved out!

How do I receive my rent?We can set you up with a direct deposit or we can mail you a check.

Can I sell my rental property?You may sell your rental property at any time. However, the lease will remain in effect. Because we are a full-service brokerage AND property management company, we can help you sell your property too! Ask us about our special listing rate! However, if you already have a great Realtor that is going to save you thousands of dollars, you ARE NOT OBLIGATED to use our listing services.

Who is responsible for lawn care?Your tenant will be responsible for maintaining the lawn after they move in. However, while the property is vacant, you are required to maintain the lawn.

Who is responsible for utilities?Your tenant will be responsible for transferring utilities into their name. However, while the property is vacant, you are required to leave utilities on and in your name.

Do you manage short-term, mid-term, or furnished rentals (Airbnb, VRBO, etc.)?Unfortunately we do not! We specialize in managing long-term, unfurnished rentals. Our clients are responsible for removing all personal belongings and furnishings upon move out.

Do you offer a service for just tenant placement? (for those that don't need full-service management)No, we do not offer this as a standalone service. However, tenant placement is included in our regular management services. We are a full-service property management company that specializes in the long-term management of rental property. We value our relationships with our owners and residents and seek to build strong ties with our clients over time, which is why do not offer the "one-and-done," transactional-style service of standalone tenant-placement. We've found that our management service, which includes tenant placement (and the ongoing management after a tenant is placed), creates a better experience for our clients overall.
